JOB OVERVIEW Real estate properties are being bought or sold and maintained legally. Investors on real estate often need to hire real estate lawyers or attorneys to draft contracts for them, review contracts that are to complex for them to understand and transact or make changes legally. It may seem easy to purchase or sell, but when it comes to selling real estate properties, there is an increased complexity in every undertaking. This is why theres is a need for investros to consult real estate lawyers for guidance or for a legal advice. Their job revolves in this very concept. Primarily, they are tasked to interpret real estate laws accurately provide counselilng to clients on a variety of related personal and business issues connected to property ownership, management as well as investment.
EDUCATION, KNOWLEDGE AND TRAINING REQUIREMENTS
It is not easy to acquire a tiltle of a real estate lawyer. An aspiring candidate to be lawyer must first take a pre law degree. Pre law degree are courses that can be useful should one wants to advance to a Law school after. This includes BS Political Science, BS Communicaton Technology, BS Economics, and many others which will vary on the state law and specific country of application. After passing a pre law degree, there is another gate to pass which is the law entrance examination which requires a minimum of satisfactory rating before being recommended to a specific law school. Upon entering the law school, all the instructions, and the trainings will be learned. As a partial fulfillment of the requirements for graduation, an on the job training wtih a certain number of hours of training on a law firm must be completed. This will also correspond to the number of cases handled and dictate how prepared the applicant is to take the bar examination. The bar examination is required to obtain a license. If a candidate aspires to become a real estate lawyer in specific, he has to take trainings and work in a real estate law firm.
ABILITIES AND SKILLS
Real estate attorneys must have developed a proficiency in basic Law as well as in real estate law in specific. Along with the practice, they should be highly analytical and logical as well as be very creative. Strong client relation skills and comunication skills are their bread and butter more importantly since these professionals thrive with client's trust. They are entrusted with sensitive as well as confidential information about their clients’ personal history and financial background, just like assets or properties. Therefore, it is expected that a lawyer has excellent skills in writing and in public speaking communication skills, as they deal also deal with different people in the courtroom to defend and argue a point.
DUTIES
Basically, the duties of a real estate attorney pertain to being an advocate as well as beeing a counselor of their, clients, usually investors or middlemen, on real estate purchasing, acquisition as well as selling and management. To give a good example, they may be involved in investigating property history and zoning laws in the area where properties are desired to be built or bought. For example, a real estate attorney may research property titles and zoning laws for an investor who is interested in building on a piece of land.
Real estate attorneys work for real property, in specific, this include drafting and reviewing property descriptions, presenting and analyzing disclosure requirements, and investigating truth in lending requirements and tracing fraud.
